Sheffield City Council has announced it is looking for a new co-working or business centre operator to occupy the 26,000 sq ft office building at 38 Carver Street.
The office building at 38 Carver Street is five storeys and sits in a superb location within one of most vibrant and thriving areas of Sheffield city centre.
The building is a stone’s throw from the new public realm at Charter Square, the independent bars and restaurants of the Devonshire Quarter.
Crucially, the building sits within the rapidly growing business district which is developing through the £470million Heart of the City II project. A key aspect of any proposed operation in the building is that it adds to the dynamic of the wider scheme and delivers engaging ground floor usage. The Council are ideally looking for a leading co-working or business centre operator to take on the building.
While in sound condition, the building does require some investment in mechanical and electrical services to bring it up to a more modern standard and the Council is happy to work with the selected tenant to make this happen.
The building boasts up to 26,000 sq ft of self-contained office space, an impressive atrium running from the first floor up through the building, 20 car parking spaces and a rare opportunity for a contemporary roof garden.
Councillor Mazher Iqbal, Cabinet Member for Business and Investment at Sheffield City Council, said: “This is a fabulous opportunity for someone to take a unique space in a prime pitch of the city centre. The building has so much going for it in terms of scale and bespoke features, so we’re really excited to see someone do something very special with it.
“We are deliberately targeting a co-working operator as we want to provide more opportunities for smaller and start up companies within the creative and digital industries, to help them build a city centre base and grow their businesses.”
“As we’ve said before, the Heart of the City scheme is about much more than purely retail and we have already received several serious enquiries from operators wanting to be a part of it and breathe new life into this distinctive property”
The property will be formally marketed until 10 May 2019. The letting agents for the building are colloco, Cushman & Wakefield and Lambert Smith Hampton.
