FIFTY per cent of the offices at a new development under construction in South West Sheffield have now been let off-plan.
AG Property (UK) Ltd is developing the 14,000 sq ft four storey office building, located on Little London Road at Broadfields Business Park.
The development, which is the first speculative office development in South West Sheffield in 10 years, is due for completion this summer, and has already attracted confirmed long-term lettings of 7,000 sq ft with just the ground and first floor now available.
Ben White, associate at Knight Frank in Sheffield, which is marketing the development, said: “We have seen strong interest from occupiers already, with 50 per cent of the building already snapped up, signifying the strong demand for high quality, flexible office stock in this area.
“New tenants have not only been attracted by the quality of build and the transport links, but also the access.
“The premises uniquely benefit from their own private access and egress straight onto Little London Road, offering faster onward connectivity to both Abbeydale Road and Chesterfield Road, two main arterial routes.”
Glenn Day, co-owner with wife Anita Day of Sheffield-based AG Property (UK) Ltd, which developed Omega Court in Sheffield three years ago, added: “Our development offers quality office stock on the popular Broadfield Business Park combined with parking and access to Sheffield city centre, Chesterfield and the Peak District, but also surrounding amenities like pubs, gyms and restaurants all in close proximity.”
The remaining space features two floor plates of 3,552 sq ft per storey with carpeted floors, suspended ceilings with LED lighting, air conditioning, toilet, kitchenette and shower facilities, full DDA lift access and on-site car parking spaces.
Well-known occupiers at Broadfields Business Park include St John Ambulance, Medigold, Synectics Plc, My Fathers Heart, Virgin Active Gym and The Hardy Pick pub.
Knight Frank is joint agents with Charles Duncan of Mark Jenkinson & Son on the project.
